Full Management

Your rental property should be an investment, not another job.

Full Management takes care of the day-to-day running of your tenancy, so your property can sit in the background of your life rather than regularly interrupting it.

Property23 acts as your eyes, ears and boots on the ground throughout the tenancy. Your tenant has a direct point of contact, rent is managed, repairs and maintenance are dealt with, compliance is kept on top of and regular property visits provide an opportunity to check both the condition of the property and how the tenancy is progressing.

You'll be kept informed where you need to be, with clear advice and recommendations when something requires your attention or a decision.

Full Management gives you the benefits of owning the investment, without the day-to-day job of managing it.

Full Management is charged at 12% of the monthly rent

Rent Management

Rent is one part of the landlord and tenant relationship where a little professional distance can be useful, and managing the tenancy yourself doesn't mean you have to manage the rent yourself.

Rent Management provides that boundary while leaving you free to manage the property and tenancy yourself.

Property23 collects and monitors the rent on your behalf, deals directly with your tenant where necessary and transfers payments received to you promptly, accompanied by a clear financial statement.

Rent Management is charged at 10% of the monthly rent

Tenant Find

Finding and choosing the right tenant for your property is what matters.

That starts with getting the property ready to let, understanding where it sits in the market and putting it in the best position to find the right tenant.

There are several things to consider before advertising your property, and the decisions made at this stage can affect the interest it attracts and ultimately, your choice of tenant.

From there, advertising, viewings, tenant selection, referencing and the full legal and compliant set-up of the new tenancy are all taken care of, through to the tenant moving in.

Whether you’re self-managing or using one of Property23’s Management services, who manages the tenancy afterwards doesn’t change the importance of how it begins.

Tenant Find is charged at one month’s rent +vat, subject to a minimum fee of £800 +vat
